Maintenance

Updated Work Order/Maintenance Fees -

The hourly maintenance fee for work orders is $80 per hour chargeable in fifteen (15) minute increments. 

 

Shareholders (Landlords) are responsible for their apartment's maintenance. Unless we have received notification from the landlord that the tenant may authorize maintenance, all maintenance requests must come from the Landlord. This is necessary to avoid billing disputes since all work done will be billed to the Shareholder. Please consult with your Landlord to understand your apartment's maintenance reporting procedures when you sign your lease. The only maintenance requests Management can receive from a tenant are those which pertain to building responsibilities.

 

Maintenance is on call to respond to emergencies at any time. Emergencies constitute situations where additional time to contact your landlord will result in additional damage to an apartment, or common areas. An example of an emergency situation is a plumbing emergency with water pouring onto the floor. While you are still required to inform your landlord as to your maintenance problem, maintenance will respond as soon as possible, regardless of the time of day (Overtime labor will apply after work hours).

Shareholders

Shareholders are responsible for maintenance. The general guide to Shareholder responsibility is from wall to wall (including windows and balconies), and from cement to ceiling. Exceptions to this are evaluated on a case-by-case basis. Shareholders may choose private contractors to complete repairs outside of the building's responsibilities & capabilities.

 

Services available include but are not limited to:

  • Leaking Faucets

  • Slow / Clogged Drains

  • Running Toilets

  • Caulking and other repairs

  • Screen Replacement and Repair

  • Locksmith Services (Key duplication $5.00 ea.)

  • Replacing Light Bulbs

  • Garbage Disposal Service

  • Smoke Detector Service

  • Please contact the Management Office about items not listed here. All requests must be made through the Management Office.

    Work Orders are executed on a first call - first serve basis, usually the same day. Management is unable to schedule specific work order completion times. Management has copies of keys to all apartments, so residents do not need to be present at the time of work.

 

Pest Control - Free extermination services are provided on Thursdays.

Emergencies
Maintenance is on call to respond to emergency situations. Shareholders will be billed accordingly regardless of desire. Please see the tenant section for emergency reporting procedures.
